Kopar at Newton is an intriguing new launch for a number of reasons. For one, it was the first condo to be launched during the heightened Covid-19 restrictions, and many market watchers were keeping a look out on how the property market would respond to it (it sold 77 at launch). It's other interesting factor is that it is a leasehold project launched amongst a sea of freehold condominiums in the Newton area. While some may say that is a bad thing, the good part is it was launched at relatively "affordable" entry prices to the area. So for younger parents planning for the future (for their kids), it is an attractive price point if you require to be near good schools and the MRT.

It is also quite a good size, sitting on 125,326 square feet of land with just 378 units. While the land can hold more units, the developers CEL have made the conscious decision to go with less units and attribute more space to its facilities. So you get a good sized lap pool, and we especially like the luxurious clubhouse, with its super high ceiling (and yes, with that suspended chandelier).

That said, it isn't all rosy either. One of the downsides of its convenient location is potential road noise from the Newton flyover. Its maintenance fees are on the high side too (mainly because of the smaller number of units).
