This week’s condo insider tour takes us to The Alana at Sunrise Terrace, a cluster landed house located in the Yio Chu Kang area. It has a total of 78 units, with sizes of 2,756 square feet to the largest of 3,261 square feet. The units are over 4 floors (inclusive of the basement that comes with 2 private carpark lots) and range from a 3 bedroom + study to 4 bedroom layouts.

What surprised us was its facilities. It featured two quite well-sized swimming pools and a decently equipped gym. Of course, there isn’t a tennis court, but for a cluster landed house it is considered to be quite good as far as facilities are concerned.

That said, it hasn’t enjoyed the best of launches, with quite a poor showing since its launch at the end of 2013. One of the downsides also is the secluded location. Ideally, you would want a car, but it does have a complimentary shuttle bus service to Greenwich V and Yio Chu Kang MRT station.

1.) Foreigners looking to purchase a cluster house will be required to apply for LDAU approval (same as landed rules).

2.) The width of the house is 7.5m. Length is approximately 11 to 12m.
